So here’s a little story about myself. ?A couple of years ago in 2014, I became a licensed realtor in North Carolina. ?I decided to give it a go for about a year, and I’ll be up front and honest with you. ?It was really tough.
When I started I had two things going against me. ?The first, I was under the impression that you could be a real estate agent part-time. ?And the second strike against me, I had a full-time job in my family business. ?My time was limited, I felt as if I needed more than 24 hours in a day.
For about a year I called expired listings, held open houses, and tinkered around with Facebook ads. ?I definitely learned a lot about real estate that year. ?That alone made the effort worth it, but with that said, it was an experience for sure.
I’ve had the pleasure of having two buyers leave me out to dry. ?Telling me to prepare the contract; so I schedule a time at the office to submit an offer. ?When it’s time to sign, both times…no buyer, no call, no nothing, just me and disappointment sitting there.
I was told ” it happens”.
A whole year went by and I didn’t make one sale! ?That stung a lil? deep slightly bruising the ego.
ADD 2 TO THE WIN COLUMN
It wasn’t all bad though, I tallied a couple of victories in my scoring book. ?I converted one expired listing, which was my first listing. ?I believe it was a combination of Facebook ads and finding the number to the homeowner and flat out asking to list the house. ?Two weeks later I won another listing.
I could feel myself gaining confidence in my pitch and I was getting comfortable with rejection. ?Plenty of people would hang up the phone when they found out I was a real estate agent. ?At first it pissed me off, but I got over it.
THE AH HA MOMENT
But here’s the thing, after getting two listings under my name I realized something.
- I set a GOAL.
- I had to FOCUS to be successful.
Notice here in this note card, I set a goal. ?At the time, I believed it was a lofty one for a new agent. ?But I said I was going to focus on being a listing agent, and within a month I won two listings.
This index card was placed over my visor in my car so that I could see it everyday. ?It really made a difference, I saw this card and everyday I would only do activities that could potentially earn a listing.
Before writing this on paper, I was doing everything with no plan and no focus. ?Anyone could have called me about a house and I would have jumped on it. ?If a dog could talk I would have shown it a house.
A couple months after getting those listings I decided to call it quits on my real estate career.
Let me tell you why. ?I think this is important too.
The most successful real estate agents in the office spent all day working on real estate. ?Even though you were a sales agent, you basically worked for yourself and your sole job was to drum up business and simply execute. ?The successful ones, they focused on building their business. ?They were in the office early, planning, making calls, scheduling showings, and listing appointments. ?The evenings were spent out in the community –showing houses, on a listing appointments, or learning the market. ?I definitely was not doing any of those things.
That’s the key, it takes focus. ?You can’t do anything part time, it’s total immersion. ?I set a goal and I was able to move forward with a plan with actionable steps that I could take daily. ?But I couldn’t focus, and I couldn’t immerse myself in the market so I pulled out.
MAJOR TAKEAWAY AND LESSON LEARNED
I could look at that experience and say I failed miserably, which I did, but I learned something. ?Actually, I think we can all learn from it. ?Here’s what I did, and you can use this for anything. ?Your workouts, eating, your job, anything.
- Set a goal: ?Determine what you want and write it down. ?Writing it down just makes it real. ?I don’t know about you, but when I write down something it becomes important to me. ?I remember it as if I actually sketched it in my brain.
- Create action steps: ?For example I wrote down 3 bullet points of things I could do daily that would put me in ?the game?.
- Meet 3 people a day.
- Contact expired listings.
- Follow up.
I thought this was pretty helpful. ?It gave me something to do daily.
- Focus: ?This is the most important. ?Whatever it is, we have to focus. ?Focus means we are aware, our senses are heightened, and you are able to use your mind in it’s full capacity. ?With focus you become that magnifying glass using sunlight to start a fire.
The only thing more important that reading this post is actually doing it. ?It?s very simple, you just have to find out what you want and do it. ?I have nothing but confidence in you, let?s get to work.
Again thanks for reading I hope you found this helpful. ?If this was helpful for you, spread the word and share this.
